By using this website or booking services with Lindsay’s Signature Notary (“LSN,” “we,” “us”), you agree to the terms below.

Services

LSN provides notarial services including Official Notarization Services, Impartial Witnessing & Document Certification, mobile notary services in Apollo Beach and surrounding areas, and Remote Online Notarization (RON) where permitted by law. Apostille support may be offered as a separate service when available.

No Legal Advice

LSN is not a law firm and does not provide legal advice. We can verify identity, witness signatures, administer oaths/affirmations, and complete notarizations as allowed by Florida law.

Appointment Requirements

• All signers must be present (in-person or via approved RON session) and able to provide valid ID.

• Documents must be complete and unsigned unless instructed otherwise.

• If witnesses are required, clients must disclose that requirement in advance (unless LSN confirms witness availability separately).

Fees, Travel, and Payments

Fees may include notarial acts, service/admin time, technology fees (RON), and travel (for mobile appointments). Quotes may vary based on distance, complexity, and timing. Payment terms will be provided at booking.

Cancellations and Rescheduling

Cancellations, late arrivals, and reschedules may be subject to fees depending on timing and travel. If a signer fails identity verification or refuses to sign, charges for time/travel may still apply.

Refusal of Service

LSN may refuse service when required by law or professional standards, including suspected coercion, lack of satisfactory identification, incapacity, incomplete documentation, or fraud concerns.

Website Use

You agree not to misuse this site, interfere with its operation, or submit false information. Content is provided “as-is” without warranties of any kind.

Intellectual Property & Use Restrictions

The Notary Control System™ and all associated materials are proprietary intellectual property of LSN Workflow Solutions™ and are licensed, not sold.

Permitted Use:
Purchaser is granted a non-transferable, non-exclusive license for individual business use only.

Prohibited Use:
The purchaser may not:
• Copy, reproduce, distribute, or resell the materials in whole or in part
• Modify, repackage, or create derivative works for commercial use
• Share access with non-purchasing individuals or entities
• Upload, input, or use any portion of the materials in artificial intelligence (AI) tools, machine learning systems, or automated content generation platforms for the purpose of recreating, replicating, or generating similar products, workflows, or systems

AI Restriction Clause:
Use of this product or any portion of its contents to train, prompt, or generate derivative materials through AI systems (including but not limited to ChatGPT, Claude, Gemini, or similar platforms) for commercial, competitive, or redistribution purposes is strictly prohibited.

Any unauthorized reproduction, distribution, or AI-assisted replication of this system constitutes a violation of intellectual property rights and may result in legal action.

Limitation of Liability

To the extent permitted by law, LSN is not liable for indirect or consequential damages. Our total liability for any claim is limited to fees paid for the service at issue.

Governing Law

These terms are governed by the laws of the State of Florida, and venue is appropriate in Hillsborough County, Florida, unless otherwise required by law.
